Residential Transaction Manager works with the following versions of Act:

Act! 2000 - which is the same as Act! 5.
Act! 5 - which is the same as Act! 2000.
Act! 5.03 - an updated version of Act! 5.
Act! 5.04 - an updated version of Act! 5 that works with Windows XP.
Act! 6 - Which was released in October 2002.

Error Message: An "Invalid Path or Filename was specified" when clicking on calculator.

On the CALC tab, when you click on the "Click Here for Windows Calculator" it does not open, and the following message is displayed "An invalid path or filename was specified". This error will only occur on Windows 2000, XP, and NT. Please download and install the patch below.

I own Word XP; but on the preferences screen, only Word 95 - 2000 is displayed, OR when I try to print a report, I get an "Invalid Word Version" error message.

You own Microsoft Word 2000 or XP, but when you try to set Microsoft Word as your word processor, Residential Transaction Manager states you need a later version of the program. Please download and install the Act! 2000 update below. If you still encounter trouble, please try our other fix, which is under the heading "Residential Transaction Manager will not communicate with my Outlook or Word program."

How do I install Residential Transaction Manager on a partitioned drive?

If you are an expert user, and you wish for your copy of Residential Transaction Manager to be in a different location, do the following:

  1. Run our installer which will install the program to C:\RTM.
  2. Open the windows explorer, and move the C:\RTM folder to a location of your choosing.
  3. Anywhere in our manual where we reference C:\RTM, you will replace that with the path where you placed the folder containing our files.

You will need to change all of our icons on the start menu and desktop to point at the new location. Simply open the Icon properties and change the C:\ RTM to the location where you placed the folder containing our files.

I do not see the custom WRITE or REPORT menu in Residential Transaction Manager. How can I get these custom menus to appear?

Close the Act! program. Download the file listed below. Double click the File, Click OK, then UNZIP, then OK, then CLOSE. You will then have the customized menu. Make sure Act is CLOSED otherwise the changes will not take effect!

If I purchase Residential Transaction Manager, will I receive an install CD and instruction book in the mail?

Like many popular shareware products, Residential Transaction Manager is distributed solely via the Internet. When you purchase Residential Transaction Manager, we will e-mail you an unlock file, but we do not mail out a CD or instruction book. For those who wish to have an install CD, please follow the instructions in the RTM Install CD guide below.

The instruction book for Residential Transaction Manager is located on your START MENU. To  access your instruction book, simply select START > PROGRAMS > RESIDENTIAL TRANSACTION MANAGER > RTM User Guide.

You may print out the instruction book if you wish to have a printed reference for your Residential Transaction Manager program.

From RTM, can I send a broadcast email to all contacts in a given ID/Status, or does it need to be a Group? Please let me know which or if both would work, and how to send a broadcast email using BCCs?

How to i send a broadcast e-mail to my customers?

It is best to put the people who you want to send the mailing to into a group. When you go to create your mailing,
WRITE > MAIL MERGE you can specify the group you wish to send your email to, which makes life easy!

No need to use BCC's... Act / RTM will do something even better. It will produce a separate e-mail for each person, with ONLY their address
in the "TO" field. This is better than a BCC mailing, ... it also will mail merge, in other words, put the persons name into the email
message so that it is personalized to each person.

You will want to create your template in the ACT word processor though, as it seems to do a better job with the mail merge to email function.

(to set your word processor to Act word processor, simply go to edit > preferences and in the top left corner, change the drop down from MS Word, to act word processor. Don't forget to change it back after you run your mail merge. )

Error Message: An error message from your anti-virus, firewall, or internet program preventing you from downloading an exe file.

AOL, Anti-Virus, and other security programs may prevent you from downloading an EXE file, such as our installer from the Internet. To circumvent this issue, please download the file below instead to a location on your computer where you can find the file (such as your windows desktop). The file name is RTM.ccn. When you find the file, RIGHT click on the file, and click on RENAME. type RTM.exe and then hit enter. You will now see that the file is RTM.exe. Double click on the EXE file to install Residential Transaction Manager.
